What is a building permit and when do I need one?

A building permit is official approval from your local municipality that a proposed construction project complies with the Ontario Building Code (or relevant provincial building code), local zoning bylaws, and other applicable regulations. In Canada, you generally need a permit for any new construction, addition, structural alteration, change of use, or demolition. Most mechanical, electrical, and plumbing work also requires trade permits. The specific threshold varies by municipality — when in doubt, contact your AHJ or speak with a PlanEdge specialist.

How long does it take to get a building permit in Canada?

Permit timelines vary significantly by municipality, project type, and completeness of your application. Simple residential permits in smaller municipalities can be approved in 5–10 business days. Complex commercial or multi-unit residential permits in major cities like Toronto or Vancouver can take 8–16 weeks or longer. Incomplete applications are the most common cause of delays — a well-prepared submission reviewed by an experienced permit specialist can dramatically compress these timelines.

What documents are typically required for a permit application?

Requirements vary by project type and municipality, but most permit applications require: a completed application form, architectural drawings (site plan, floor plans, elevations, sections), structural drawings stamped by a licensed engineer, a property survey, project description, and payment of applicable fees. Commercial projects typically also require mechanical, electrical, and plumbing drawings. Some municipalities have additional local requirements — this is one of the most common sources of rejected or delayed applications.

How much does a building permit cost in Canada?

Permit fees are set by the municipality and typically calculated based on the project's construction value, floor area, or a flat rate depending on project type. For residential projects, fees commonly range from a few hundred to several thousand dollars. For large commercial or multi-unit projects, fees can reach tens of thousands. The process.

What happens after I submit a permit application?

After submission, your application enters the municipality's review queue. A plans examiner (or multiple reviewers for different disciplines) will assess your drawings and documents against the applicable building code, zoning bylaws, and local requirements. They may issue comments requiring revisions — called deficiency notices or correction letters. You respond with revised documents, and the review cycle continues until all issues are resolved and the permit is issued. My permit application was rejected. What now?

A rejection (or more commonly, a deficiency notice) means the reviewer has found issues that need to be addressed before the permit can be issued. This is very common — especially for complex projects or first submissions. You'll receive specific comments identifying what needs to change. Your designer or engineer revises the documents accordingly, and the corrected package is resubmitted. Can I start construction before my permit is approved?

In most cases, no — commencing construction without a permit is a bylaw violation that can result in stop-work orders, fines, and required demolition of unpermitted work. Some municipalities offer a "conditional permit" or "early start permit" for certain project types that allows foundational or site work to proceed while the full permit review is underway. How do building inspections work?

Once your permit is issued and construction begins, you'll need inspections at various stages — typically before covering any structural, mechanical, electrical, or plumbing work. Common inspection stages include footing/foundation, framing, insulation, rough-in (plumbing, electrical, HVAC), and final inspection. You schedule each inspection with the municipality and a building inspector visits the site to verify the work complies with approved drawings and the building code. Under Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) and applicable provincial privacy laws, you have the right to:

1. Acceptance of Terms

By accessing or using the PlanEdge Permits platform, website, or services (collectively, the "Services"), you agree to be bound by these Terms of Use ("Terms"). If you are using the Services on behalf of a business or organization, you represent that you have authority to bind that entity to these Terms. If you do not agree to these Terms, do not use our Services.

2. Description of Services

PlanEdge Permits provides permit management software and services that assist clients in preparing, submitting, and tracking building permit applications with Canadian municipalities. Our Services are informational and administrative in nature. PlanEdge is not a licensed professional engineer, architect, or legal advisor, and nothing in our Services constitutes professional engineering, architectural, or legal advice.

3. Account Registration

To access certain features of the Services, you must create an account. You agree to provide accurate, current, and complete information, and to update it as necessary. You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account. 4. Acceptable Use

You agree to use the Services only for lawful purposes and in accordance with these Terms. You agree not to:

  • Submit false, misleading, or fraudulent permit applications or documents
  • Use the Services in any way that violates applicable laws or regulations
  • Attempt to gain unauthorized access to any part of the platform or its infrastructure
  • Reverse engineer, decompile, or disassemble any part of the Services
  • Use automated tools to scrape, crawl, or extract data from our platform without authorization
  • Interfere with or disrupt the integrity or performance of the Services

5. Client Responsibilities

You are responsible for the accuracy and completeness of all information and documents you provide to PlanEdge. PlanEdge will submit permit applications based on the information you supply. Delays, rejections, or other outcomes resulting from inaccurate, incomplete, or non-compliant information provided by you are not the responsibility of PlanEdge. You are also responsible for ensuring that your projects comply with all applicable building codes, zoning bylaws, and regulations.

6. Fees & Payment

Subscription fees and service charges are set out in your service agreement or order form. Municipality permit fees and third-party costs are separate from and in addition to PlanEdge service fees. All fees are in Canadian dollars unless otherwise specified. Late payments may be subject to interest charges. PlanEdge reserves the right to suspend Services for accounts with outstanding balances.

7. Intellectual Property

PlanEdge and its licensors own all rights, title, and interest in and to the Services, including all software, content, trademarks, and intellectual property. You are granted a limited, non-exclusive, non-transferable license to use the Services for your internal business purposes during the term of your subscription. You may not copy, modify, distribute, or create derivative works based on our Services without our prior written consent.

8. Confidentiality

Each party agrees to keep confidential the other party's non-public business information disclosed in connection with the Services. PlanEdge will handle your project and permit information in accordance with our Privacy Policy. Confidentiality obligations do not apply to information that is publicly available, independently developed, or required to be disclosed by law.

9. Limitation of Liability

To the maximum extent permitted by applicable law, PlanEdge's total liability to you for any claim arising out of or relating to these Terms or the Services shall not exceed the fees paid by you to PlanEdge in the three (3) months preceding the event giving rise to the claim. In no event shall PlanEdge be liable for any indirect, incidental, special, consequential, or punitive damages, including loss of profits or data, even if advised of the possibility of such damages.

10. Termination

Either party may terminate the Services upon written notice as set out in your service agreement. PlanEdge may immediately suspend or terminate your access if you materially breach these Terms. Upon termination, your right to access the Services ceases. You may request export of your project data within 30 days of termination; after that period, PlanEdge may delete your account data subject to our retention obligations.

11. Governing Law

These Terms are governed by the laws of the Province of Ontario and the laws of Canada applicable therein, without regard to conflict of law principles. Any disputes arising under these Terms shall be resolved in the courts of Ontario, Canada, and you consent to the jurisdiction of those courts.

12. Changes to These Terms

We may update these Terms from time to time. We will notify you of material changes by email or through the platform. Continued use of the Services after the effective date of revised Terms constitutes your acceptance of the changes.
